Abstrak

This journal comprehensively analyzes property sales trends in Bandung, reviewing market dynamics from 2023 to mid-2025. Using a mixed-methods research approach, both qualitative and quantitative, we identify the key factors influencing market movements, including changes in consumer preferences, the impact of new infrastructure, government policies, and macroeconomic conditions. The findings reveal a significant shift in market demand, where vertical properties such as apartments and integrated vertical housing have become the primary choice, especially in strategic locations near business and educational centers. On the other hand, the landed property trend has also evolved, with consumer interest shifting toward suburban areas that offer a balance of accessibility, comfort, and more affordable prices. This journal also highlights the major challenges faced by developers and buyers, such as fluctuations in mortgage interest rates and the increasingly limited availability of land. We conclude that Bandung’s property market remains resilient and presents promising investment potential for investors and buyers who are keen to adapt to the continuously evolving trends.
